For real estate agents, AI virtual staging does two jobs: it makes listing photos easier to read and gives you something concrete to show sellers at the valuation. With staged.ai you upload the property photos, choose to stage, empty, renovate or retouch each one, and share the results under your agency's brand.
For real estate agents, AI virtual staging is an everyday tool rather than a gimmick: it makes empty, dated or cluttered homes easier to understand online, and it hands you a before/after to show sellers when you pitch for the instruction. staged.ai (home-staged.ai) was built for agencies, starting with the Italian market: edited photos, a room-by-room analysis, costs estimated for the city and branded sharing, all in one workflow. It works in English and Italian, and the visuals work on any property.
What does AI virtual staging do for a real estate agent?
It helps you market listings more clearly and win instructions with stronger arguments. In practice it fixes three situations every agent knows:
- The empty home that looks cold and smaller than it is online: Home Staging furnishes it to suit the likely buyer.
- The home that needs work and puts buyers off: Renovation shows the potential and adds an estimate of the works.
- The lived-in home full of personal belongings: Retouch & Declutter or Empty Room neutralises it without asking the owner to move out.
The evidence for staging in general is solid. In the >NAR 2025 Profile of Home Staging, 83% of buyers' agents said staging helps buyers picture the home as their own, and 29% of sellers' agents saw offers rise by 1–10%. These are US figures, but the mechanism is familiar to agents anywhere.
How do you go from instruction to listing with staged.ai?
The typical agency workflow takes a handful of steps and starts from photos you already have:
- Upload up to 10 photos of the property.
- Give each photo a goal: Home Staging, Renovation, Retouch & Declutter or Empty Room.
- Set a budget, style and city, plus an optional palette of real Sikkens paint colours.
- Choose the analysis type: "Generic" for sales and long lets, "Short-term rental (STR)" if the owner is considering Airbnb or Booking.com.
- Review the images and analysis, create variants of key rooms, then download crops for portals and social media or share a link with the seller.

Why does photo accuracy protect the agent?
Because the listing carries your name. If a photo promises a different room from the one buyers walk into, it is your credibility that suffers at the viewing, not the software's. That is why staged.ai applies a geometric lock that preserves walls, doors, windows, floors, fitted kitchens and bathroom fixtures, with dedicated rules for kitchens and bathrooms. The furniture changes; the room does not.
It is also about compliance. In the EU, Article 50 of the AI Act on AI-generated or manipulated images applies from 2 August 2026, and the European press has already labelled misleading property photos "housefishing" (>Euronews, 25 September 2026). Estate agents in the UK face rules against misleading property marketing under the Digital Markets, Competition and Consumers Act 2024 (>Intellopro). The simple rule: always label staged photos and show the original alongside. Full details in our guide to virtual staging disclosure rules.
How does it help you win instructions?
It gives you something tangible to show the owner before they sign. One analysis lets you present:
- before/after images of the main rooms, in several project versions (v1, v2…) if you want to compare approaches;
- a list of recommended works with costs estimated for the city;
- a quote and a downloadable report with the estimated total.
Projects are shared via a link carrying your agency's logo and colours, read-only for the client if you prefer. It is a concrete way to explain why a small investment could help the asking price, or why a property needing work should be marketed by showing what it could become. For the numbers side, see the renovation cost estimate from photos.
Which goal fits which property?
Choose the goal based on the problem the photo needs to solve:
| Property | Suggested goal | Why |
|---|---|---|
| Empty flat or apartment for sale | Home Staging | Shows scale and how the space can be used |
| Dated home needing renovation | Renovation | Reveals potential, with full works costs |
| Lived-in, pleasant but untidy | Retouch & Declutter | Cleans up the shot, no quote |
| Old or very personal furniture | Empty Room, then Home Staging as a variant | Neutralises first, then proposes a look |
| One-bed for short lets | Home Staging with STR analysis | Adds earning potential, rates and refresh ROI |

How should you prepare photos for portals and social media?
Start with bright, landscape shots of tidy rooms: AI can improve a photo, but it cannot invent light or an angle that is not there. Focus on the rooms agents stage most often according to NAR: living room (91%), primary bedroom (83%), dining room (69%) and kitchen (68%).
When you download, pick the crop for where you publish: 4:3 or 16:9 for portals, 1:1 for feed posts, 9:16 for stories. Images come out at 1920 px on the long side, with a 2400 px HQ option. For the shoot itself, see our real estate listing photo tips.
How much does it cost for an agency?
You start free and only pay once it earns a place in your daily workflow. Prices as of October 2026:
| Plan | Price | Includes |
|---|---|---|
| Trial | €0 | 10 free credits, all four goals |
| Pro | €19/month | Monthly credits, unlimited variants, reports, white-label sharing |
| Agency | Tailored | Full white label, multiple users, onboarding |
One credit equals one analysis; room variants do not use credits. To compare with other options, read how much virtual staging costs and our roundup of the best virtual staging software.
What staged.ai does not do
staged.ai does not produce floor plans, videos or 360° tours. If those are central to how your agency markets property, tools such as Pedra or Collov offer them and may suit you better. Cost estimates are calibrated on the Italian market and must always be checked against a site visit and real contractor quotes. For the bigger picture, start with our guide to virtual staging.
Frequently asked questions
Does AI virtual staging replace a real estate photographer?
No. AI works on the photos you give it, so a good starting shot still matters: light, framing and a tidy room do half the work. Many real estate photographers actually use staged.ai to offer virtual staging as an extra service under their own brand. A simple pre-shoot checklist will improve every result.
How many photos can I process per property?
You can upload up to 10 photos per analysis and set a different goal for each. Each analysis uses one credit, while room variants, such as the same bedroom staged and empty, use no extra credits. The free trial gives you 10 credits to test all four goals on real listings.
Do I need to say in the listing that photos are AI-edited?
Yes, and it protects you. In the EU, Article 50 of the AI Act applies from 2 August 2026; in the UK, misleading property marketing is banned; in the US, the NAR Code of Ethics and most MLS rules expect staging to be disclosed. Label each image as virtually staged or AI-edited and show the original too.
Can I share a project with the seller without them editing it?
Yes. Projects are shared by link with your agency's logo and colours, and can be read-only. The seller sees the before/after photos, any project versions (v1, v2 and so on) and the estimated total, but cannot change the settings. It works well at valuation meetings and when you need to justify a price or a works proposal.
Are the cost estimates useful outside Italy?
Only as a rough guide. Cost estimates and quotes are calibrated on the Italian market, using sources such as OMI, Idealista, FIAIP and EAHSP. The staging visuals work for any property anywhere, but if you sell outside Italy, rely on local contractor quotes for figures you put in front of clients.
