What is virtual staging?
Virtual staging is the digital version of home staging: instead of dressing a property with rented furniture, you edit its photos. An empty living room becomes a furnished one, a bedroom full of personal belongings becomes calm and tidy, a tired bathroom shows its potential.
Until recently this was done by 3D studios, image by image, and priced accordingly. Generative AI has made it fast and affordable enough for individual agents, photographers and homeowners. The one thing that has not changed is the core rule: the staged photo has to stay true to the real room.
How does AI virtual staging work?
With staged.ai you start from the photos you already have and end up with both images and numbers you can act on:
- Upload up to 10 photos of the property.

Which goal should you pick: stage, empty, renovate or retouch?
Pick the goal that removes whatever is stopping a buyer from connecting with the space. staged.ai offers four, set photo by photo:

Does virtual staging actually work?
The strongest evidence available is about staging in general, and it shows staging mainly helps buyers imagine the home as theirs. According to the >National Association of REALTORS® 2025 Profile of Home Staging:
- 83% of buyers' agents say staging makes it easier for buyers to picture the property as their future home;
- 29% of sellers' agents saw offers rise by 1–10%;
- 30% saw time on market fall;
- the rooms most often staged are the living room (91%), primary bedroom (83%), dining room (69%) and kitchen (68%).
Two honest caveats: these are US figures, and they cover staging broadly rather than virtual staging alone. And the most common recommendations agents give sellers are still decluttering (91%) and cleaning (88%). A great photo does not replace a tidy home. How much does virtual staging cost compared with traditional staging?

Why does staying true to the real room matter?
Because a photo that misrepresents the home sets expectations the viewing will break, and it now carries legal risk too. If the window looks bigger or the floor is different online, buyers notice on the first visit and stop trusting the listing.
That is why staged.ai uses a geometric lock: the prompts preserve walls, doors, windows, floors, fitted kitchens and bathroom fixtures, with dedicated rules for kitchens and bathrooms. What changes is what is movable, or what falls within the goal you chose (floors, for example, under Renovation), never the structure. Is virtual staging legal?
Yes, as long as it does not mislead. The rules differ by market:
- EU: from 2 August 2026, Article 50 of the AI Act requires anyone using AI to generate or manipulate images that amount to deepfakes to disclose it, with fines of up to €15 million or 3% of worldwide turnover. Whether a virtually staged photo technically counts as a deepfake is debated; the press has already named the problem "housefishing" (>Euronews, 25 September 2026).
- UK: there is no general duty to disclose AI use, but misleading property marketing is banned under the Digital Markets, Competition and Consumers Act 2024 and the CAP Code (>Intellopro).
- US: the NAR Code of Ethics (Article 12, "true picture") and most local MLS rules generally require virtual staging to be disclosed. Check your MLS.

What staged.ai does not do
staged.ai is not 3D rendering software: it does not create floor plans, videos or 360° tours. If you need those, tools such as Pedra or Collov offer them and may be the better fit. Cost estimates are calibrated on the Italian market, and no estimate replaces a site visit and real contractor quotes.

Frequently asked questions
What is the difference between virtual staging and traditional staging?
Traditional staging brings real furniture into the property, with delivery, set-up and usually a monthly rental fee. Virtual staging only changes the photos: the home stays as it is, the listing images change. It is far cheaper and faster, but it does nothing for in-person viewings, which is why many agents pair it with real decluttering and cleaning.
How much does virtual staging cost?

Do I have to disclose virtually staged photos?
In practice, yes. In the EU, Article 50 of the AI Act requires disclosure of AI-generated or manipulated images that qualify as deepfakes from 2 August 2026. The UK bans misleading property marketing, and in the US most MLSs and the NAR Code of Ethics expect staging to be disclosed. Label every image and keep the original alongside it.
Does AI virtual staging change the shape of the room?
