Cleaner listing photos, same honest room

AI real estate photo editing: enhance listing photos and remove light clutter without changing the room, then export crops for portals and social media.

Quick answer

AI real estate photo editing improves listing photos and removes light clutter while leaving the furniture and the room exactly as they are. On staged.ai this is the Retouch & Declutter goal: upload the photo, get a cleaner version and download it cropped for property portals, social posts and stories. No quote, no staging.

AI real estate photo editing is about getting the most out of listing photos without changing the home: cleaner images, light clutter gone, furniture and room exactly as they are in real life. On staged.ai (home-staged.ai) this is the Retouch & Declutter goal, the lightest of the four: it does not add furniture, does not remove it and does not produce a quote. It is the right choice for lived-in homes that are already pleasant and simply need to look tidy.

What does AI real estate photo editing do?

It improves the existing photo and removes light clutter, leaving everything else untouched. In practice it:

  • improves how the image reads overall, so the listing is easier to take in at a glance;
  • removes light clutter: things left lying around, small items that pull the eye;
  • leaves in place furniture, walls, doors, windows, floors, kitchens and bathroom fixtures, thanks to the geometric lock in the prompts.

There is no quote because there are no works to estimate: the home stays as it is, only its presentation changes.

When should you retouch rather than stage?

Retouch when the home already works and clutter is the only problem. The other goals solve different problems:

Situation Goal Quote
Lived-in, pleasant, things lying around Retouch & Declutter No
Empty or bare room Home Staging Yes, estimated works
Dated or very personal furniture Empty Room Yes, clearance
Floors and walls need redoing Renovation Yes, full costs

If the furniture is the issue, see how to remove furniture from photos; if the room needs furnishing, start with our guide to virtual staging. You can also combine them: the same room retouched and staged, as variants that use no extra credits.

How do you enhance listing photos, step by step?

Half the result depends on the starting photo. This sequence works:

  1. Prepare the home: decluttering and cleaning are the two things agents most often tell sellers to do (91% and 88% respectively, according to the >NAR 2025 Profile of Home Staging).
  2. Shoot well: natural light plus lights on, a level camera, landscape shots taken from the corners of the room.
  3. Upload to staged.ai: up to 10 photos per analysis.
  4. Choose Retouch & Declutter for the photos that just need cleaning up.
  5. Check every image: it must stay faithful to the real room.
  6. Download the right crop for each channel.

Which formats do portals, social media and stories need?

Each channel has its own aspect ratio, and staged.ai lets you choose the crop when you download:

Crop Where to use it
4:3 Property portals, standard galleries
16:9 Portals, cover images, presentations
1:1 Feed posts
9:16 Stories and reels

Images come out at 1920 px on the long side, with a 2400 px HQ option, so you do not have to re-crop the same photo by hand for every platform.

How far can you edit without misleading buyers?

You can remove clutter, not defects. The test is simple: anything a viewer will find on arrival should still be visible in the photo. UK guidance on AI images in property marketing sets out good practice that applies anywhere (>Intellopro):

  • do not alter structural features;
  • do not hide defects such as cracks, damp patches or exposed pipework;
  • do not change the perceived size of a room;
  • always keep the originals.

The legal backdrop varies by market. In the UK, the Digital Markets, Competition and Consumers Act 2024 bans misleading practices. In the EU, Article 50 of the AI Act applies to AI-manipulated images that amount to deepfakes from 2 August 2026, and the press has a name for property photos that overpromise: "housefishing" (>Euronews). In the US, the NAR Code of Ethics and MLS rules expect a "true picture". If an edit goes beyond tidying, label it. Details in our guide to virtual staging disclosure rules.

Who is it for?

It is for anyone who publishes a lot of listings and wants clean photos without hours of post-production:

What does retouching not do?

It does not stage, empty or renovate: the other three goals do that, including virtual renovation and Empty Room. It will not turn a blurred or underexposed shot into a professional one, and it is not 3D rendering software: no floor plans, videos or 360° tours. Above all, it is not meant to hide what viewers will see in person. The aim is to show the home at its tidiest, not as something it is not.

How much does it cost?

Retouching uses credits like every other goal: one credit equals one analysis of up to 10 photos. The Trial is free with 10 credits and all four goals; Pro is €19 a month; the Agency plan is tailored. Prices as of October 2026. Frequently asked questions

How can I make my listing photos look better?

Start with the home itself: tidy, clean, lights on and level shots. Then edit. With staged.ai's Retouch & Declutter goal you improve how the image reads and remove leftover light clutter without changing furniture, walls or windows. Finally, export the right crop for each channel, from portals to stories.

What is the difference between photo editing and virtual staging?

Photo editing improves the existing image and removes light clutter: the furniture stays. Virtual staging adds furniture and decor, which suits empty or bare rooms. Retouching does not produce a quote, whereas staged.ai's Home Staging, Renovation and Empty Room goals include works with estimated costs.

Is it acceptable to remove objects from listing photos?

Removing personal items and clutter is common practice, as long as the substance of the property does not change. Never hide defects, alter structural features or make a room look bigger. EU AI Act transparency rules apply from 2 August 2026 and the UK bans misleading property marketing, so if an edit goes beyond tidying, label it.

What size and format should listing photos be?

It depends on the channel. staged.ai lets you download in four crops: 4:3 and 16:9 for property portals, 1:1 for feed posts and 9:16 for stories and reels. Images are exported at 1920 px on the long side, with a 2400 px HQ option when you need extra detail.

Does AI photo editing replace a professional photographer?

No. AI works with the photos you give it: poor light or a crooked angle can be improved, not transformed. For higher-value properties a professional photographer is still worth it, and AI editing becomes a step afterwards. Many real estate photographers use tools like staged.ai to add decluttering and staging to their own services.
