Empty Room

Empty any room in a photo, without changing the room itself

Remove furniture from room photos with AI: an empty room true to the original, optional removal of fitted kitchens and wardrobes, plus a clearance quote.

Quick answer

Yes, AI can remove furniture from a photo and show the room empty. With staged.ai's Empty Room goal you upload the photo, decide whether built-ins such as fitted kitchens and wardrobes should go too, and get the empty-room image plus an estimated clearance quote for the city.

You no longer need Photoshop skills to remove furniture from a photo: AI can take out the sofa, the bed and the clutter, rebuild the floor and walls behind them and give you the room empty. On staged.ai (home-staged.ai) this is the Empty Room goal, designed for agents, owners and buyers who want to see a property without the current occupant's belongings, plus an estimate of what clearing it for real would cost.

Can AI remove furniture from a photo?

Yes: a generative model detects furniture and objects, removes them and reconstructs what was behind. The hard part is not deleting the sofa but rebuilding everything else convincingly, with continuous flooring and doors and windows exactly where they were.

That is why staged.ai uses a geometric lock: the prompts preserve walls, doors, windows and floors, and by default fitted kitchens and bathroom fixtures too, with dedicated rules for kitchens and bathrooms. The empty room stays the real room, not an idealised version of it.

How do you empty a room in a photo, step by step?

It takes a few steps:

  1. Upload the photo, up to 10 per analysis.
  2. Choose the Empty Room goal for the photos you want cleared.
  3. Decide on built-ins: keep them, or switch on the option to remove fitted kitchens and built-in wardrobes as well.
  4. Set the city, so the clearance quote reflects the local market.
  5. Check the result, label the image and download it in 4:3, 16:9, 1:1 or 9:16.

For an overview of all four goals, start with our guide to virtual staging.

What can the AI remove: loose furniture and built-ins

Empty Room treats movable furniture and fitted elements separately, because in real life they are two different jobs:

Element Removed by default With built-ins option
Sofas, beds, tables, chairs Yes Yes
Rugs, floor lamps, loose objects Yes Yes
Fitted kitchen No (preserved) Yes
Built-in wardrobes No (preserved) Yes
Walls, doors, windows, floors No (always preserved) No
Fixed bathroom fittings No (preserved) No

The built-ins option helps when the kitchen is due to be replaced or the wardrobes are coming out: buyers see the space as it will be on the day works begin. If you would rather show the new kitchen straight away, use virtual renovation.

When should you empty a room rather than stage it?

Empty it when the current furniture distracts more than it helps: dated, very personal or overcrowded rooms make it hard to judge size and light. An empty room is neutral and gives buyers space to imagine their own things.

It is not always the right call, though, because empty rooms can feel cold or smaller. The practical answer is to create two variants of the same room, one with Empty Room and one with Home Staging, then publish one or show both. Room variants do not use credits. If you only need to tidy up rather than take the furniture out, AI real estate photo editing is the better fit.

Bear in mind that decluttering is also the advice agents give sellers most often: 91% recommend it, according to the >NAR 2025 Profile of Home Staging. The emptied photo sells the potential; the real home still needs to be tidy for viewings.

Who is virtual furniture removal for?

It is for anyone who needs to show the space rather than the furniture:

  • real estate agents with lived-in or dated properties;
  • international buyers who want to understand a home, in Italy or elsewhere, before planning works;
  • short-term rental hosts and property managers planning a refresh: start from the empty room, then test a new look with virtual staging for Airbnb;
  • real estate photographers offering furniture removal as an add-on service.

Empty Room or Retouch & Declutter: which one?

Choose based on how much you want the photo to change:

Retouch & Declutter Empty Room
What it does Improves the photo and removes light clutter Removes furniture, and optionally built-ins
Does the furniture stay? Yes No
Quote None Clearance quote
Best for Pleasant homes with things lying around Furniture that should go or be replaced

What is the clearance quote for?

It answers the question that comes straight after the empty photo: what would it cost to clear it for real? staged.ai pairs the image with a clearance quote estimated for the city you set, which you can share via a link carrying your agency's logo or include in the downloadable report with before/after images and the estimated total. Estimates are calibrated on the Italian market, so outside Italy use them as a rough guide only. If the property also needs work, see the renovation cost estimate from photos.

How do you publish an emptied photo responsibly?

Always label it and show the original alongside. An empty-room photo shows something viewers will not find on arrival, so transparency is not optional. In the EU, Article 50 of the AI Act applies to AI-manipulated images from 2 August 2026, and misleading property photos already have a nickname: "housefishing" (>Euronews). In the UK, guidance stresses keeping the originals and never altering structural features or perceived room size (>Intellopro). A caption such as "AI-edited image: furniture removed" does the job. Full details in our guide to virtual staging disclosure rules.

What Empty Room does not do

It does not change the structure: no moving walls, enlarging windows or swapping floors. It does not produce floor plans, videos or 360° tours. And the clearance quote is an estimate calibrated on the Italian market, to be confirmed by a site visit and a real contractor's quote. If you work in an agency, see how this fits a daily workflow in AI virtual staging for real estate agents.

Frequently asked questions

Can I remove furniture from a photo without Photoshop?

Yes. Generative AI tools remove the furniture and rebuild the floor and walls behind it, with no manual retouching. On staged.ai you upload the photo and choose the Empty Room goal. Always check the result before publishing: doors, windows and flooring should match the real room exactly.

Can AI remove a fitted kitchen or built-in wardrobes?

Yes, if you ask it to. By default staged.ai preserves fixed elements such as kitchens and bathroom fixtures. The Empty Room goal includes an option to remove built-ins too, such as fitted kitchens and built-in wardrobes, which is useful when they are coming out anyway or a buyer will want to replace them.

Is it better to show a room empty or staged?

It depends on the goal. An empty room shows size and light and leaves buyers free to picture their own furniture; a staged room shows how the space can be used. With staged.ai you can create both as variants of the same room at no extra credit cost, then publish whichever works best, or both.

Do I need to disclose that furniture was removed with AI?

Yes. An emptied photo shows something different from what a viewer will find, so label it, for example 'AI-edited image: furniture removed', and show the original alongside. In the EU, the AI Act's transparency rules apply from 2 August 2026; the UK bans misleading property marketing; and US MLS rules generally require staging disclosure.

What is the clearance quote and does it apply outside Italy?

It is an indicative estimate of what it costs to clear the room, calibrated on the city you set and based on Italian market sources. It answers the question owners and buyers ask straight after seeing the empty photo. Outside Italy treat it as a rough guide, and in all cases get a quote from a real clearance firm.
